A lot of attention is being given to The American Recovery and Reinvestment Act of 2009 Also known as the First-Time hombuyers incentive. Instead of trying to interpret it here I am providing a link directly to the IRS's own web page that addresses this issue. Click here to go there now. It is important to pay attention to the deadline in order to take advantage of this. Many first-time homebuyers do not have any idea about the process and length of time required to close on a home once a contract is written. It can easily take a month. It is unusual for a first time home buyer to be able to close in less than two weeks. Closing costs are typically 3% +/- 1% of the purchase price. If you wait until November there is a high probability that you will not close in time to take advantage of this.

I feel one of the remarkable things about this incentive is the large number of people who qualify! If you have not owned a home in the last 3 years you are in!

Read about it in the link. Then shop your mortgage loan. (All lenders are not the same. Don't be fooled by a super low rate that you purchase up front in higher fees and upfront charges. Compare all the data then make your decision.) Get qualified not pre-qualified there is a world of difference!

Once you have a committment from a lender you trust then call me. I am being inundated with requests for home searches but most have not done their part first. I'm sorry but, because of the time involved I cannot get involved with clients who have not gotten qualified first.
