Much has been written about how to invest in Residential Real Estate. I won't rewrite any books here. Many serious books and programs suggest you build a network of people you can count on. Whether you are in a home for the short term ie "flip" or the long term I will help.I want to be THE REALTOR in your network.

You know there are search programs you can subscribe to tell you when a home meeting your search criteria hits the market. These people are selling you their program. I can and will provide you with a search tailored to your needs. Looking for the impossible? 3BR/2BA under $30k, or some other ridiculous criteria? Experienced investors are not laughing now. They know that such extreme, pre-built searches allow them to receive the information as soon as it hits the MLS. Many will make full price cash offers if the criteria is right.
Why will I do this? Two reasons.
1. I can get paid from the Buyers Agent commission already written into the MLS listing. Yes, I realize my take home on a $20k property will barely pay for my gas but most will do more than that and I care more about repeat business than any one transaction. I have happily attended closings for less than $15k already.
2. Repeat Business. When it comes time to resell that home or to find another one; I believe you'll come back if I have performed as promised.

So you think your flip is ready to sell? Hold that thought.
Unless you have already done several and you are sure your home will stand the test of home inspector please, please let my home inspector, Steve Barker, inspect your home. I have worked the before and after sale of the same home and because the flippers decided to list with a more expensive big name real estate company; when I brought my buyer and she hired Steve we found numerous further repairs that were required to be fixed before closing. Steve is not there to kill the deal but he is thorough and his work will stand. If these guys had taken my advise they would still be flipping today. They did true craftsman quality work but it was their first.
